Our 2024–25 cohort averaged PKR 28,000 per square foot for a fully-finished, turnkey home — interiors, joinery, MEP, marble, and approvals included. A 2-kanal residence (~5,400 sq ft built) is therefore in the band of PKR 14–17 crore. We give you a written feasibility band before any design fee is taken.
From signed engagement to keys, expect about 18 months for a 2-kanal new build. That breaks down as ~3 months of design, ~3 months for approvals (variable, depending on the authority), and ~12 months of construction and finishing. Renovations are usually 8–14 months. Interiors-only fit-outs run 9–12 months.
We have built in Hyderabad, Multan, Thatta, and Murree. Outside of our three core cities, we will only take on projects where the client is happy to absorb a small mobilisation premium and where the site is reachable within a day's drive of one of our offices.
Yes. We open up two interiors-only slots per quarter — typically apartments, or finished houses being lightly reconfigured. The process and contract are the same as our integrated work, just without the structure-and-shell scope.
A fixed design fee for stages 1–3 (feasibility through approvals) — paid in three milestones. Construction is then a cost-plus contract with a transparent fee on top of measured cost; you see every supplier invoice. Interiors-only work is fixed-price per package.
Occasionally — usually only at the finishes stage, and only if we've reviewed the existing structural drawings and the work to date. We won't take over an in-progress grey-structure phase, since we cannot guarantee what we did not build.
Twelve months of defects liability on every project. Anything that fails — a leak, a hairline crack, a sticking door — we fix at our cost, regardless of who supplied the material. We also keep a copy of every shop drawing and finish schedule in our archive, so any future maintenance can refer back to the original spec.
For new builds — no, the site is too active to be safe or quiet. For renovations of part of an occupied home, we phase the work and isolate live zones with dust walls. We have done this for two heritage projects in the last year and are happy to walk you through the practicalities.
No. About a third of our work is published. The rest is held in a private archive that we share, with permission, only when a prospective client wants to see specific work — a particular kind of bath, kitchen, or layout. Discretion is part of the contract.
The simplest path is to send us the plot's address and a rough timeline. We come back within two business days with availability and a first call. There is no charge for the first plot visit and feasibility note.
